Start with the numbers

A stronger buying position starts before the property search.

A mortgage conversation can help you understand what may be achievable, what documentation is likely to be required and whether any lender criteria could affect your plans. That means fewer surprises and a clearer route forward.

How Grant can help

Advice shaped around your circumstances.

Mortgage decisions are rarely one-size-fits-all. Your income, deposit, credit profile, property and future plans all matter.

01

First-time buyers

Understand deposits, affordability, agreements in principle, likely costs and the full buying process.

02

Moving home

Review the existing mortgage, available equity and what a move could mean for your next monthly payment.

03

Remortgaging

Explore available options before an existing deal ends or when circumstances and financial priorities change.

04

Self-employed or complex income

Present income and supporting evidence clearly where lender criteria require a more considered approach.

05

Changed circumstances

Discuss options following separation, a change of employment, altered income or a different family situation.

06

Protection planning

Consider life cover, critical illness cover and income protection alongside the mortgage itself.

Why speak early?

Know your position before negotiating.

Speaking to a broker before booking multiple viewings can make the search more focused and help demonstrate that you are serious and prepared when the right home appears.

Mortgage FAQs

Questions buyers often ask.

General information only. Your own affordability and available options depend on your personal circumstances and lender criteria.

Should I speak to a broker before viewing properties?
It is usually sensible to understand your likely budget and monthly repayments early. This can make the property search more focused and help you prepare for an offer when the right home appears.
What is an agreement in principle?
An agreement in principle is an indication from a lender of what it may be prepared to lend based on initial information and checks. It is not a mortgage offer and remains subject to a full application, valuation and underwriting.
Can Grant help if I am self-employed?
Yes. Self-employed applications often require the right accounts, tax documents and explanation of income. The available options depend on the business, income history and individual lender criteria.
Can a broker guarantee that I will be approved?
No. Mortgage approval cannot be guaranteed. The lender makes the final decision following affordability checks, credit assessment, property valuation and underwriting.
Can I discuss protection at the same time?
Yes. Mortgage advice can be considered alongside suitable protection such as life cover, critical illness cover and income protection, depending on your needs.
How can appointments take place?
Grant offers appointments in person, online and by phone, making it easier to arrange a conversation around work and family commitments.
